- In March of 2020, Jay Inslee put a moratorium on rental evictions due to the economic impacts of COVID
- The eviction moratorium in Washington State ended on June 30, 2021
- Pandemic protections and rental assistance have now expired, causing lots of renters to struggle paying their rent, leading to several more evictions
- 2023 Spokane County rental evictions increased to the highest levels since 2015
- Eviction filings (known as unlawful detainer actions) totaled 1,663 in 2023
- Eviction filings totaled 454 in 2020, 512 in 2021, and 1,055 in 2022

How to Help Mitigate Evictions
- Thoroughly audit rental contracts to make sure they are completed correctly
- Maintain your bar for new renter qualifications:
- Examples include a minimum credit score, income verification, past positive rental history, and a background check
Suggested Solutions
- Sell! We have had tremendous success recently with owners who are willing to utilize owner financing. In some cases our owners have received a significant amount down, and their monthly net income has increased.
- If you self manage, maintain a personal relationship with your tenants. Historically, tenants are more likely to pay if there is a level of personal connection to the landlord.
- If you do not self manage, make sure you hire a good property manager. We have recommendations, including our onsite property management team!
